Summerlin’s landscape design guidelines are among the strictest in the country — published, enforced, and specific. Individual village master plans (The Ridges, Red Rock Country Club, The Paseos) each have their own overlays. Our sod varieties are all approved under the standard Summerlin landscape palette, but we recommend pulling your specific village’s plant list before ordering.

Choosing the Right Grass for Your Summerlin Yard

Summerlin leans more toward Trophy Plus tall fescue than any other Las Vegas community, because the community standard rewards deep green year-round color over the dormant-brown winter look that untreated Bermuda produces. Fescue also handles Summerlin’s cooler nights better than Bermuda.

We carry Tifway 419, Tifway II, TifTuf hybrid Bermuda, Tifgreen 328, Trophy Plus tall fescue, and Siempre Verde tall fescue. Here’s the short version of how to decide:

Full sun, heavy foot traffic (kids, dogs, weekend BBQ yard): Tifway 419 or TifTuf hybrid Bermuda. TifTuf uses about 30% less water than Tifway and keeps color a few weeks longer into the cool season.
Full sun, you want the tightest manicured look: Tifgreen 328 — finer blade, classic golf-course aesthetic.
Mostly shaded side yards, pool decks under trees, or north-facing exposures: Trophy Plus tall fescue handles shade and cooler overnight temps better than Bermuda, and stays green in winter without overseeding.
Older traditional full-sun Bermuda lawn reset: Midiron. Coarser blade, thicker stand, forgiving of mixed soil and kids-and-dogs wear.

How Delivery Works in Summerlin

We serve ZIPs 89134, 89135, 89138, 89144, 89145, 89166. Summerlin is in the flat-rate zone with scheduled morning windows. We route Summerlin drops separately from the east and south valley because the Beltway access windows are tighter. Flat-rate delivery runs $100 for orders under 1,000 sq ft and is free on orders 1,000 sq ft and up within our flat-rate zone.

We’re delivery-only — no yard pickup. That’s deliberate: our sod is cut the day before delivery so it arrives at peak moisture. Once sod sits, its clock starts ticking, and the fastest way to lose that edge is to hand it off at a hot pickup yard. Same reason you’ll notice our sod establishes faster than big-box sod: it’s simply newer.

What a Typical Summerlin Install Looks Like

A common Summerlin project: a 1,600 sq ft Ridges front yard where appearance is non-negotiable, a 3,500 sq ft Red Rock Country Club backyard around a pool, or a Summerlin South mid-size family-yard install. For most full-sun residential jobs, you’ll want to plan for roughly 1 pallet (about 450 sq ft) per yard section, soil prep 2–3 days before delivery, and install within 24 hours of the sod arriving. Summerlin is named for Jean Amelia Summerlin, Howard Hughes’s paternal grandmother. The community’s development began in 1990 on land Hughes originally bought in 1952, and its landscape standards have been continually updated to reflect SNWA water guidance — which is why tall fescue and drought-tolerant Bermuda hybrids like TifTuf are the dominant turf choices.

Soil and Site Prep in Summerlin

Summerlin soil is imported for most residential lots — the native caliche at the Red Rock bajada is too shallow for turf. Howard Hughes Corporation’s site-prep standard for homebuilder lots includes engineered topsoil to a specified depth, which is why Summerlin installs establish faster and more evenly than comparable Henderson or Spring Valley installs despite the higher-elevation climate.

A realistic prep timeline for a Summerlin homeowner install: soil amendment and till 2–3 days before delivery, final grade and moisten the day before, install within 24 hours of sod arrival. Skipping prep to save time usually costs you later in establishment speed and patchy rooting.

Common Homeowner Questions

When is the best time of year to lay sod in Summerlin? Bermuda varieties establish fastest at soil temperatures between 65°F and 90°F — in Summerlin, that means mid-March through late May, and again from September through early November. Fescue installs best in fall (September–November). You can install outside these windows, but you’ll need to water more aggressively and be realistic about establishment speed.

Do I need to water sod right away? Yes — the first watering should happen within 30 minutes of laying. Keep new sod moist (not saturated) for the first 10–14 days, then gradually taper.
